Tavern Road tentative map

ALPINE — The county’s Planning Commission approved a
tentative map to create seven residential lots on a 1.30-acre
parcel on Tavern Road near the intersection of Tavern Court.
The Planning Commission’s 4-0 vote April 20, with three
commissioners absent, includes a sound wall located on four of the
lots to alleviate noise from vehicles using Tavern Road and Arnold
Way. The project site itself would be served by a private road
fronting Tavern Road and designed as a cul-de-sac.
A pathway in lieu of a sidewalk would be located along
Tavern Road while the cul-de-sac would have a sidewalk. The design
would accommodate two off-street parking spaces for each
single-family residence.
The parcel is currently vacant and used for horse
grazing. The seven lots would range between 6,001 and 8,282 square
feet; the RS7 single-family residential zoning calls for a minimum
lot size of 6,000 square feet and a maximum density of 7.26
dwelling units per acre.
The site has a “B” designator, making it subject to
community design review, although the Alpine Design Review Board
has been forwarded a request to allow a waiver of a site plan. The
project will implement landscaping along Tavern Road and along the
northern portion of the parcel and building setbacks will be at
least 10 feet from the ultimate right-of-way line, double the
five-foot minimum of the design review guidelines.
The Alpine Fire Protection District, Alpine Sanitation
District, Alpine Union School District, Grossmont Union High
School District, and Padre Dam Municipal Water District have all
provided letters of service availability indicating that those
public agencies have the capacity to serve the project.
The property is currently owned by Lawrence and
Kathleen Kasitz.
