Albertson’s construction delayed:
Plans to open in February 2008

ALPINE — Many residents have been
watching with interest all of the earth moving and grading
development on Alpine Boulevard, near the corner of South Grade
Road, where the hills and valleys are being moved and reshaped.
The future site of the new Albertson’s Sav-On store is being
prepared, for planned construction beginning in Aug. 1.
The 71,700 square foot Alpine Village Center is on its
way to being a reality. There will be a 52,500 square foot
Albertson’s Sav-on store as the anchor market, along with four
other leases that have been signed to occupy space in the
center. Those leases belong to Starbucks, Subway, Happiness
Nails and Dry Clean USA.
Grant Tucker Properties is also working on a lease to
be signed by Wells Fargo Bank. The proposed bank building will
feature a drive-thru facility, and will occupy a pad that was
initially approved for a fast food restaurant. The lease
however, must be approved by the Alpine Design and Review Board
at the August meeting. The criteria that they will be
considering are the elevations of the building and the sign
program that is used in the center.
The Albertson’s Sav-on store has been a long time in
coming to Alpine. It is set and designed to be a full and
comprehensive grocery store, echoing the Albertson’s on East
Main Street.
This will be the first large chain store to grace
Alpine’s little community and will help to service the growing
population. The parking will be generous, with 345 spaces,
exceeding the county requirement by 22 spots.
Construction has not been easy though, as rock
formations in the land have created six weeks of delays in
progress. But progress must go on, and the workers at Grant
Properties have been churning away at doing just that.
Commencement of construction on the Albertson’s is expected to
begin on Aug. 1, and Grant Properties is eagerly anticipating a
Grand Opening in February 2008.
Land mitigations have been rumored to be required for
construction by this center and some Alpine residents were
hoping for a park area, but mitigations have been satisfied to
the county in the form of cash paid mitigation fees.
The possibility of a small park area would be due only
to the generosity of Albertson’s, who would require that the
county to take on this project to guarantee that the area is
properly maintained.
There is still space available for shops in this
center. Three 1,200 square foot spaces are available for small
shop or restaurant owners to lease.
